Here is how we are going to sell your home as quick and easy as possible! This seller’s guide is the framework for a smooth and hassle free sale!
You want to sell and we will help you! Our job is to market your property to ensure you can get every dollar possible. Selling your home is a process and this Sell My Home – How To is your go-to playbook? Here is what you need to know to make your home sale as effortless and painless as possible. Here is what you need to know to ensure a hassle free closing!

First and Foremost!

  • Safety is paramount!
    • Please lockup jewelry, small electronics, guns and other valuables.
    • If you have kids living at home, please take down family photos.
    • Please NEVER let anyone in the house that cannot provide a business card WITH their photo – when in doubt, turn them away!
  • Fraud is EVERYWHERE!
    • PLEASE ALWAYS VERIFY WITH THE TITLE COMPANY PRIOR TO CLOSING WHERE THEY SHOULD SEND YOUR MONEY!
    • IT IS BEST TO GIVE THE TITLE COMPANY A CANCELLED, PERSONAL CHECK AND DO IT IN PERSON
    • NEVER GIVE YOUR ACCOUNT INFORMATION TO ANYONE WHO CALLS YOU, ALWAYS CALL THEM USING THEIR PUBLISHED PHONE NUMBER, NOT A PHONE NUMBER YOU FOUND IN AN EMAIL
    • WHEN IN DOUBT, GO IN PERSON TO THE TITLE COMPANY!

Setting AND Getting Your Price!

  • Pricing the house
    • It is all about the comps
      • The sale price of similar homes in the surrounding area greatly dictate the value of your home
      • Unless you get a cash buyer, there WILL be an appraisal
      • Cash buyers always expect a discount due to paying cash
    • You do not always get your improvement dollars back
      • Upgrades to your home are usually done for your enjoyment, as well as resale value. Most times you will not get back dollar for dollar what you spent.
      • Discuss possible upgrades and repairs made to enhance the sale value BEFORE performing them.
    • There is always a disconnect between buyer and seller in regards to how much repairs / updates will cost.
      • Buyers ALWAYS over-estimate the cost of repairs to try to drive down the price.
    • The fewer areas of concern for a house, the better chance you will have to sell for more money.
      • If you have the ability, please paint, caulk, clean, repair and replace as much as possible and needed.
      • Most buyers want move in ready
      • Consider providing a home warranty to the buyer… this can give the buyer peace of mind – especially if the AC or appliances are old

Game On, Lets start marketing your home!

  • Staging the house
    • The cleaner the house, the better!
    • Bright homes sell faster!
    • Reduce the clutter as much as possible!
    • Not everyone enjoys animals, and many people have allergies! Please try to reduce strong smells as best you can!
  • Showing the house
    • If possible, please leave the house during showings, even if it is to go for a walk
    • It is ok to leave when they arrive, instead of the appointment time – many times the agent and buyers run behind most people find it uncomfortable to view a house with the home owner present
    • If you have to be home, please allow the agent to show the home first. then answer any questions they might have, or provide information as needed
  • Preparing for an open house…
    • Please make sure the house is as clean as possible
    • Remove dishes from the sink and countertops
    • Empty all garbage cans
    • Turn the air down to at least 76, if the house is cold, there are fewer questions about the air conditioner
    • Open all curtains and blinds – BRIGHT HOMES SELL FASTER!
    • Plan on returning home at least 3o minutes after the scheduled ending of the open house, just in case

What services are provided by the NOW Team?

  • Pictures
    • Professional? No we do not typically use professional photographers
      • We find that most photographers make the pictures look different than the home
      • Once a buyer is disappointed the house doesn’t match the pictures, there is usually no coming back from that
    • Our pictures show the house as it is (not better, but definitely not worse)
      • Buyers are not disappointed or let down that the pictures misled them
      • If our pictures get them to come view the house in person, they seem to be more likely to make an offer
  • 3D Tour
    • This helps buyers understand the flow of a home before they get here
    • Buyers that do the 3D tour are more likely to make an offer
    • Buyers that do the 3D tour are less likely to be disappointed
    • This also helps weed-out those buyers who are just window shopping
  • YOU MIGHT GET FEWER SHOWINGS BUT THEY WILL BE BUYERS WHO ARE TRULY INTERESTED IN THE HOUSE AND NOT IN WASTING TIME (YOURS OR THEIRS)

    • This is a new service we are starting to offer.
    • This service is not provided for all listings

Offer received and Accepted!

  • Under contract, now what?
    • Buyer will deposit their earnest money with the title company, usually within 3 days.
      • Also called “good faith money”
      • Can be forfeited to you, in certain circumstances, should the buyer not purchase your house
  • The buyer will have a home inspection during their (usually 10-15 day) inspection period
    • Usually performed by a state certified inspector
    • Please make sure the inspector can access the garage interior perimeter as well as the attic
    • Make sure the utilities are on
    • Inspections take 2-3 hours for a typical home
    • Buyers can change their mind and walk from the deal FOR ANY REASON during the inspection period and receive their earnest money back
  • The bank will require an appraisal for financed offers
    • Must be performed by a state certified appraiser
    • Please make sure the inspector can access the garage interior perimeter as well as the attic
    • Make sure the utilities are on
    • Usually takes about 30 minutes
    • If the appraisal comes in lower than the sale price, the buyer can cancel the contract and receive their earnest money back
    • A low appraisal does not mean the deal is dead, if the you and the buyer can come to a mutual agreement regarding the sale price
  • Financed offers have a period (usually 30-45 days) to obtain loan commitment
    • If loan approval is NOT provided, the seller can cancel the contract, but the buyer WILL retain their earnest money
    • If loan commitment is NOT provided during the approval period, the seller can still choose to go forward with the sale of the property to the buyer

The Closing Process!

  • You will need to be completely out of the house on or before the closing date
    • You cannot move out after closing unless this has been arranged, in writing, prior to the closing!
    • The buyer will want to do a final walk thru prior to closing (usually day of closing) after you have moved everything out
    • Please clean the house after everything is out… a basic “broom-swept” cleaning is all that is needed
  • What to bring to closing
    • Keys – for all doors/locks including sprinkler system, alarm control panel, shed, pool and gate/fence
    • Garage and Gate Remotes
    • Alarm codes / gate codes
